TWA were engaged to fully rethink this site that had a previous permit. The client sought a stronger design response, a more optimised yield, more appropriate layouts for the market, and a bolder design that would resonate with the market and create something quietly striking for the area. A rigorous design process was undertaken, and due to a thorough and richly considered response we were able to achieve an incredible permit with considerable uplift. Deep consideration of context, in how we could sculpt a nuanced and responsive massing, how architecturally the form could be both sculptural – avoiding the typical wedding cake – but at the same time navigate the complex planning controls and additionally create highly appealing product, were all challenges to navigate. Landscaping becomes a key theme, and large cascading terraces further enhance this aspiration.
